You should definitely have make a contract if you want exclusive rights to the beat. That way you actually have a claim if he's reselling it on the low and someone else blows up with it.

Say you'll give him a percentage of the revenue earned from your song if you do start getting traction with it. Just give him a reason not to be shiesty

contracts never hurt and are worth the effort so that the terms of use between you and the producer are on paper and crystal clear. you'll be legally covered in case anything happens or you'll at least have some sort of legal backing.
