Starting this b**** off, cause f*** dying and never owning anything.
I'm a prospective homeowner and plan to get my first place before exiting my 20s (if I live that long).
So, to all my 1st-time, 2-time, hunnith-time buyers, lets kick around this knowledge and kick in some doors!
I mean I feel like unless you got family helping you with money, it’s not some secret knowledge
You just need to save up for a down payment, have a good yearly income, and have a good credit score. That’s the straight forward but tough part.
Then it’s just a matter of do you mind putting in the effort to get a fixer-upper (which allows you to live in a nicer neighborhood and get more square footage, but you have a house in worse condition that you’ll need to put money and time into fixing) or do you want to move into a worse neighborhood with a smaller house but have it be in good condition with limited fixing
Bought my first house with my brother in 2022 since we needed a place to live. Bought a house for $215k, 2bd 2ba that served our needs decently. Not a big house by any means (900sqft) and definitely needed some work on the outside, but we've been slowly making small improvements. Lot was pretty well sized though.
Now the house is valued for $300-$325k. Most of it is because the neighborhood is growing fast, really good school district, and top-tier location in general.
Once we get a lot of the big stuff out the way (new roof, repaired driveway, fixed siding, etc.), I think we're probably going to sell and buy our own places, but I never treated my house as an investment vehicle. But I'll never live in an apartment again. Homeowner life sucks f***ing ass sometimes but it's worth the headache.

Bought a house with a 2.75 rate during Covid and sold it a year later for another home. Kinda regret losing that rate but it is what it is

home ownership is a nightmare and a game stacked against the absolute most of us. i was thinking about buying an apartment for so long that i might actually opt into buying a small home within the city area (its a very specific to my residence thing). sure its gonna be tons of snakes and scorpions and stray cats out there and god knows what else but buying an apartment is less and less viable with each passing year it seems like. pricing wise i might actually get a cheaper lived in house than a new apartment. anywhos rant over
