Depends on where he lives

Here in Canada, first time home buyers can get a mortgage with a 5% deposit as long as their credit is good. The prices are insane but if you buy something in a relatively small area, you can get a house for like 150k so thats like a 7.5k deposit. So if theres not that much reparations to be made and u find a reliable renter quick, you can afford it with a modest salary as long as you save up for a lil while
