    the biggest companies in the world have tons of debt. Nike has $700 million in debt. debt just makes sense

    its not about money its about the concept of owning what you've built. Most entertainers are employees

    that's a very Joe Budden idea. there's no shame in partnering with someone. all of Jay Z's biggest successes have involved him going into partnership with something else with something that he owns. Jay Z always sells his companies or sells a portion of them

    but having debt doesn't mean you don't own it. like you own a car or a house but you might pay a note on it. but it makes sense to pay a note cuz u can use that money on investments that pay more than the interest rate you'd pay on the loan

    Debt is cheaper than equity, and it is actually better to finance a business with a loan if you can than owning it outright. Debt is a healthy part of a good business

    Remember the painter who painted Facebook's early headquarters? Facebook paid him in stock and that stock ended up worth $200 million when facebook IPO'd (it's worth way more now). Imagine if Facebook paid in cash. They could probably have taken out a loan and paid the painter in cash rather than stock

    yeah, same thing with any asset that appreciates

    if you buy a house for 100k with your own money and the house doubles, you have a 100% return (2x your money)

    if you buy a house for 100k but you use 20k of your own money and borrow 80k from the bank, and the house doubles, your return is 500% (or 6x your money) before interest. sell the house for 200k, pay back the loan of 80k, you have 120k and you started with 20k

    this is how many of the richest people in the world make their money. there's a whole industry fueled by it called Private Equity. it's also why people make so much money in real estate, cuz it's very easy to borrow against a house.

    OPM. other people's money. of course if you use too much leverage then you can get f***ed

    if housing prices crash in the first example and your house is worth 75k now, you lost 25k, it's a -25% return. but if you borrowed 80k, now you owe more money than your house is worth
