If the X-3 rumours are true then I could see Square doing a Crisis Core Reunion style rerelease of X/X-2 beforehand to rebuild interest in the IP. I’d prefer if Unit I just got to work on a new mainline Final Fantasy after wrapping up the VII Remake trilogy though.

I'm assuming that CBU1 is also going to be working on KH4 so I doubt they would work on FFXVII. CBU2 is probably doing DQXII. Not clear what CBU4 is doing but somehow we have rumours of a FFX, FFXI remake and also FFX-3?

I can't imagine any studio besides Unit I handling X-3 considering a lot of X's key staff (Kitase, Toriyama, Nojima, Nomura) are housed there. If X's rerelease is just an enhanced remaster then It might be handled by the same team that worked on Crisis Core Reunion.
I'd guess that IX Remake is a small scale production being handled by Team Asano within Unit II (Bravely Default, Octopath Traveler) or it's being outsourced to another company. I expect that its release is being prepared to coincide with IX's animated series adaption.
From what can be gathered from public information, the only studio within Square that's currently available to handle a full-scale production like XVII is Unit III. Development on XVI was basically completed around a year ago so they might have already commenced pre-production on their next project. Yoshida recently stated that he doesn't know if his division will be working on XVII but he also said they weren't working on XVI for years and he isn't the type to reveal what they're working on without having something material to show for it first.
I'm very curious to see how Dragon Quest XII is shaping up. Yuji Horii (RIP) said that XII would be darker in tone compared to previous entries so I'm interested to see how it will compare to XVI. I also like how both games have this fire motif running between them:

Also as someone who has played plenty of DQX, I promise you that what Horii thinks is "darker in tone" is still basically a Saturday morning cartoon haha
