    There’s really no advantage for renting. Beside if you’re studying. Maybe location if you’re in the city, since everything is near by.

    But f*** renting you don’t own the house, you’re paying someone else, at least with owning your house you can sell it and make profit as long as it hasn’t declined in value, you can renovate the house. So much more advantage in owning a house than renting.

    Financial positions plays a part as well. If you can buy, then do it. Don’t waste your hard earn money on renting.

    i say that for a couple reasons

    A.) in my industry (software dev) you job hop to increase your pay, you don't stay at the same company waiting for promotions. i'd say i'm probably going to be moving every 3 years or so. obviously, if my name was on a property i wouldn't have that freedom. and i'm not built for the landlord life lmao.

    now with renting, i'm way more flexible about where i want to live and when i want to live there.

    B.) maintenance is expensive as F***. a new roof can cost you $20k easy. have to replace an HVAC unit? $4k. and you WILL have to do these things at some point.

    renting (99% of the time) you have known costs. if a special assessment determines a new roof is necessary, i don't pay for s*** and i'm not liable for anything i didn't directly cause.

    C.) sure, you can say you're paying the mortgage but the mortgage itself is only part of the equation. you still have to pay things like property taxes, insurance, and god forbid if you pay HOA fees.

    only reason i'd consider buying anytime soon is for tax writeoffs, but that's not enough for me rn. i've seen so many boomers who thought owning real-estate would make them wealthy; go house poor, end up on reverse mortgages and try to survive off social security to attempt to retire. it's the saddest s***

    That can happen to anyone man.

    I’m already looking to build a house with my girl. We’re just waiting. I’m going to rent out my current house, instead of selling it. That house is under my name. When the time comes, I’ll sell it. Use that money for my kids education and chuck most of it into the new house. That’s the goal.

    If you’re always moving and etc, you can still have a house but just have the house on a lease. Still a good way to get the house paid. Use it as an investment property.

    You don’t have to live in the house, but I always feel like if s*** goes bad at least you have that property to bounce back on. It’s something you own.

    You’re talking bout maintenance but forgetting renting is f***ed up. Depending on what type of landlord or agency you’re with, they can take forever to get something done for you. I rather get s*** done on my own term. No need to wait for someone else.
