depending on what it is if its a house good luck only getting it for 40k you will need to drop at least 150k or more if someone is bidding for the house as well then you will need to sell your ass on the street to make more money
id take 2k and use that to invest in stuff since i probably dont need 40k for anything in particular

Just do a studio. But 2k a month rent is pretty steep for either unless you're in a prime prime location and really spend the money on good amenities/appliances
