i maxed out what my employer matches (6%) I’d rather invest the rest independently into a index funds

moving work
serving your parents as an obedient son is one of most upright things you can do whilst you're on this earth, and perhaps when we have children we'll understand.
So staying and helping them with their day to day lives is a great choice whilst still working on your own life ofcourse.
If they are fine with you moving out and dont really rely on you for anything then ye moving out is fine.
But I would still try drag it out at home for a little while longer
or you could move out and if you dont like it after 12 months, move back in. this happens more commonly than we think, so itll just be an experience for yourself

I had a job in university where I made like 20/hr working from home part time. I got about 3k worth of RSU’s. Same job paid for my tuition and my financial aid grants paid for my housing and food which is how I came out with no debt so I just stacked what I made in the 3 years I was in school. I also had a clothing business for a few months that netted about 4k total in a few months. Aside from that, I’d flip sneakers or random things here and there. Profit would be $20 to the highest which was an art piece I resold for like 4k profit one time. After that, I moved back home and my first job out of college at 22 paid 70k.
You can save like 90% of your income by living at your parents house. Spend a few years doing that and you'll have enough for a nice down payment and be way ahead of other people who decided to move out and rent.

I picture myself in these scenarios where moving out will magically push me to make more friends bc I have a place to hang at or improve my dating life. As embarrassing as it sounds, those are really the only motivating factors.
buy if the right place is there, but don’t feel you need to hold off if not, just rent a place for the meantime til the market cools off. speaking from someone who hasn’t moved out yet, if i had no debt i woulda been up and gone so long ago. freedom of operating on no one else’s other than your own schedule is pure bliss

i'd stay home for now, probably. 20 mins isn't long enough of a commute to necessitate a move IMO (unless that's not taking rush hour into account), plus you got a good relationship with your parents.
i'd save the move for when/if you get a job that's >40 mins away from you.
