i think it is inherent that you have to provide people incentives to do productive thing A when they would rather do unproductive thing B

motivating people who are PAID to work is hard enough. how do you motivate people who aren't?
only if that profit is distributed in a certain way. but you can still have a prosperous nation when the labor isn't based on a profit motive.
I mean we have programs in schools to provide free lunches. food stamps and wic for families, and ofc public housing. Now all of these programs are not great but they are meant to be that way. Anyone can survive off basic gov assistance. But people wanna strive on gov assistance and that's never gonna happen.

correct, i dont think it is wrong to suggest real estate should be a regulated industry (that is to say 'properly' regulated) specifically when being treated as an investment (e.g. here in Australia negative gearing and foreign ownership are two interconnected issues that are causing issues)
I think this issue will blow up around the world in the medium-long term especially as housing prices are artificially inflated with record levels of debt and interest rates nearing zero
